A series of buildings spanning centuries, each touched and embellished by world renowned architects of their time. A collection of styles, both old and new, live side by side – a showcase of architectural design.
Now is the time to revive this collection of classics. For our 21st century architects, each an artist in their own right, to lovingly and respectfully restore and revive these masterpieces.

14•21 will be home to a stylish collection of 1, 2 and 3 bedroom apartments, duplexes and penthouses beautifully designed for modern living but with a classic twist.
Fully reimagined, residences benefit from balconies overlooking the charming Florentine courtyards whilst others enjoy uninterrupted views of the Duomo.
14•21 integrates new pedestrian walkways, hidden public spaces and selected boutique retail and leisure outlets, creating a sophisticated new destination in the heart of the city.

Preserving history
14•21 occupies the majority of a city block at the junction of two of Florence’s most important streets, Via dei Servi and Via Bufalini. It is just 100 metres from the Duomo that has dominated the skyline since its completion in 1436.
The six buildings take us on an architectural journey from The Renaissance Collection Palazzo, built for the Pasqui family in the 14th Century, to a 1970s award-winning masterpiece by the great architect Michelucci.
Every care is being taken to preserve the rich architectural heritage whilst providing the benefits of modern living, in a thriving metropolitan city.
The result is a new chapter in the City’s history and a new destination on the Florentine map.
One step
at a time
14•21 is being delivered in four carefully managed phases, enabling absolute attention to every detail.
The first phase of the development is the oldest part at the corner of Via Bufalini and Via Servi and is home to the Renaissance Collection. Renovation works are almost completed and deliveries of the first units to their owners are taking place.
The team will then work on the buildings stretching down Via Servi and Via Castellaccio towards Michelucci’s 70s masterpiece to the rear, which will form the final phase of work.
Construction works for Phase 2 are expected to commence in 2022.
A new destination
for Florence
We are working with international design experts, Gensler, to create the perfect combination of residences, private and public spaces, retail and leisure facilities.
The new public and private spaces and walkways will make use of the beautiful arched entrances and courtyards, playing host to a discrete collection of boutique shops and services.
With free flowing movement and away from the streets we will create a community united by a common theme under the 14•21 brand. This will create a sense of unity between the buildings and a destination that gives to the City offering a sense of community, as well as a home.
